Buying Guide

We pride ourselves on making the home-buying experience as simple as possible for our potential clients.

1. Pre-Reservation of Home

After seeing our catalogue of homes, it is important to have the correct funding for your house purchase. Many homeowners are trying to go beyond their financial capabilities and can cause issues later on. Please speak to us about types of house you are interested in and potential costs.

If you require more detailed information, we can arrange an IFA (Independent Financial Advisor) to go through your options and understand more about your financial situation. This can help to give a more realistic outlook on any purchases.

2. Reservation of Home

You will be asked to complete a reservation form at which point a fee will be payable of £500. When your home is nearing completion, the fee will be deducted from the cost of your home.

Once this fee is paid it ensures your plot is secured in your name. No other member of the public will then be entitled to the plot of land.

3. Exchange of Contracts

Once Reservation is complete, the plot of land will be secure for 4 weeks. During this time we will ensure our Solicitors will contact you and arrange for the Exchange of Contracts.

A survey and valuation of your home will also happen and will usually be through your mortgage lender. This can also be completed individually if you prefer. Once the legal work is complete, your Solicitor will exchange contracts with us and this is when you will pay your deposit and commit to the purchase.

You can then relax and look forward to the completion of your new home.

4. When Can I move in?

Depending on the stage of construction, your new Home may not be ready for you to move into at the point of exchange of contracts. If this is the case we will keep you fully informed throughout the build stages of your home so arrangements for completion can be made in plenty of time.

We understand how exciting it can be following the construction of your new home. If you wish, and where it is safe to do so, we can give you the opportunity to visit site to view its progress at key stages.

5. Completion

Once construction is complete and following our own quality inspection, you will be offered the opportunity to view your new home before your Solicitors transfer the balance of payment.

On the date of Completion once the monies have been transferred to us, you become the legal owner of your new home.

We will meet you at the property to perform your New Home Demonstration where we will explain where things are and how they work before handing you the keys to your new home.

6. Peace of Mind

Structured Acquisitions fully support the Consumer Code for Home Builders which sets out mandatory requirements for the whole home buying process.
